Safety Regulations
As a Landlord, you have an obligation to ensure that your property complies with various safety regulations covering gas appliances, electrical installations and furnishings during the tenancy. We can advise you on this and arrange the necessary inspections.
Marketing/Advertising
We take pride in our company image and dynamic advertising strategy. Upon instruction your property will be marketed by the following means:
- Erecting a prominent Twenty Four Estates TO LET board at the property
- Subscription to our innovative and advanced website
- Full photographic coverage with panoramic imaging
- Internet PDF brochure downloads
- Advertising in the local press
- Full details sent out on our prospective tenant mailing list
Along side the above, our team of experienced representatives will ensure that every effort is made to satisfy the needs of both landlord and tenant respectively.
Applicants
All viewings are accompanied by appointment and once a prospective tenant is found we ask for a comprehensive application form to be completed. This then enables us to undertake financial and employment references, previous landlord reference (if applicable) and obtain a guarantor (if required). Ultimately we believe that you should have the final say. With that thought in mind, once we have compiled all the relevant information we will contact you and walk you through the application step by step before any final decisions are made.
Formal Handover
Once a suitable tenant has been found and you are fully happy for us to proceed, we will then draw up all the necessary paperwork and liaise with the tenant to establish a suitable ‘move in’ date.
Inventory
A full inventory of the property is prepared and held on file whether your property is either fully furnished, part furnished or even empty.
Utilities
Meter readings are taken and all utility companies including Gas, Electricity, Council Tax and Water Rates are informed, in respect of all changes of occupancy.
Rent Collection
We collect and hold a deposit from the tenant along with the first months advance rent. Each subsequent month the rent is collected and transferred immediately into the landlords account via our electronic banking system and a detailed statement is sent out either electronically or via post at the landlords discretion.
Property Inspections
We undertake periodic inspections of the property, whilst at the same time respecting the current tenant’s privacy. A report is held on file.
Checking Out
When the tenant checks out we meet them at the property and check the inventory to ensure the property has been left clean and satisfactory.
Maintenance
We can arrange for repairs and work to be done on your property by qualified and fully insured external contractors. We can also supervise this work and pay the contractors once the work is completed satisfactory. Our fees for arranging maintenance works vary depending on the nature of the work carried out by ourselves.
We aim to respond quickly and efficiently to any problems reported, and always with prior consent to arrange emergency or minor repairs, for both your peace of mind and the tenant’s welfare. |
