Information

If you are looking for a property to rent, register your details with us and we will contact you as soon as a suitable property becomes available. It is advisable to start looking about a month before you wish to move as the more desirable properties are viewed and reserved quickly.

Viewings

Once you have found a suitable property we can arrange a viewing at a convenient date and time to suit you, including weekends and evenings. You will be accompanied by a property manager who will be able to give advice and answer any questions you may have.

Reserving a Property

The property can be reserved by paying holding fee usually equal to one weeks rent. Assuming that the tenancy goes ahead, the holding fee will be deducted from your first months advance rental.

References

After you have seen the property and if you wish to proceed each applicant will be asked to complete a tenancy application form. You will need to supply addresses / contacts of the following; employer, Bank or Building society, previous landlords (if applicable) for taking up references. In addition a credit check will also be undertaken. We may also require a personal reference and sometimes a guarantor. The cost for referencing is £95 for each applicant, which is non-refundable.

Rents

We require one months rent in advance and the equivalent to one months rent as a holding deposit upon signing the property agreement. Also, when you move into the property you are required to sign a copy of the inventory. Subsequent payments are made in advance by Standing order.

Tenancy Agreement

The normal form of tenancy will be an Assured Shorthold Tenancy for a minimum fixed period of 6 months.
